Does the property owe any past dues and assessments?

Any past due amounts must be paid at time of closing in order to use the GHRA facilities.  This applies to any property transfer, be it a conventional sale or foreclosure.

What is the “Initiation Fee?”

Effective April 1, 2024, a $2,500  membership transfer fee is due at time of closing.  Failure to pay would preclude new homeowners from obtianing a resale or 6D certificate.   Make checks  payable to GHRA  and mail to GHRA, PO Box 988, East Falmouth, MA 02536.

What documentation do we need to close?

Either the attorney or realtor must request the GHRA equivalent of a 6(d) letter one month prior to closing.  GHRA will provide you with a letter that confirms  the current  status of dues and/or assessments.  Please click the following link to submit a 6D request:

What if the Great Harbors property I own or am buying is not a member of the association?

There are couple number of properties that are not members of GH, and thus not able to take advantage of the amenities such as the pools, receation facilities, playground, concerts and tennis courts.  In order to become a GHRA member, these property owners must sign the covenant, and pay a $3,500 fee. Non GH properties are responsible for their share of road costs each year.
